Overland Park's building stock spans five decades, and the soil beneath it barely changes: dense, highly plastic clay that can expand more than ten percent when saturated. Along the Metcalf Avenue corridor and the 1960s–70s neighborhoods near 87th and Antioch, shallow footings sit directly in that active zone. Summer drought pulls moisture out, the clay shrinks away from the footing, and a corner of the house drops — showing up as stair-step brick cracks above garage doors and interior doors that suddenly bind.

Graded lots, tight side yards, and heavy spring storms push runoff against basement walls. Hydrostatic pressure then finds the cold joint at the footing, and finished lower levels take on water even when the foundation itself is sound.
Winter compounds both problems. Johnson County's freeze-thaw swings drive moisture into hairline cracks near Indian Creek and the Blue River tributaries, expanding them with every cycle.
